The Yanchep holding of the Tokyu Corporation is over 5,500 hectares in area. It is the largest privately owned parcel of designated future urban land in the Perth metropolitan region, and possibly in Australia.

The size and the relative distance from Perth means that development planning must be done in stages. A broad level of concept and structure planning has been undertaken over the past 5 years to determine the basic distribution of major land uses.

When development pressures approach the area, a further stage of more detailed planning will be needed to determine the layout of the future suburbs.

The National Park and the coast offer unique opportunities to plan for a future community with superb recreational opportunities. The management of the property should conform with a future land use plan that integrates the natural features and the human use of the area.

The area contains three separate settlements with a total of 5,000 residents. This is a unique feature of the Study Area. Unlike other large development areas in the Corridor, there is the unusual advantage of an established community, with existing social and recreational infrastructure.

Not only does this mean that there is a base population with a mature range of age groups as a platform for near-term development, but this community deserves an agreed planning framework to organise future growth and service provision. The needs and views of the residents have been taken into account in the process of preparation of the Structure Plan.
